Hidden Meadow Ranch is located in the heart of the White Mountains of northeastern Arizona, 10 miles north of the quaint, historic town of Greer. Situated within the 2,000,000-acre Apache-Sitgreaves National Forest, the Ranch encompasses approximately 150 acres with lush pine forest, stands of aspen trees, meadows and a spring-fed trout pond. Immediately surrounding the Ranch is a 5,700-acre Wildlife Habitat Area that allows no motorized vehicles – creating the most beautiful and serene hiking and horseback riding anywhere. In the clean, clear mountain air there are views across the border into New Mexico.
The Club at Hidden Meadow Ranch is a master-planned private ranch club that includes 17 one-acre+ Charter Lots; a number of luxuriously furnished custom log Club Cabins for fractional ownership; 12 cozy log Lodge Cabins; 6 Lodge lots near the Ranch House; and a Ranch Club Cabins builder program for built single-family log homes. The Club enjoys access to centralized equestrian facilities with riding horses available for arena and trail rides; two stock trout ponds for fly-fishing; other recreational activities; and the casually elegant Ranch House for gourmet dining.
All constructed of hand-peeled logs, the Club Cabins are 4-bedroom, 4-1/2-bath “family lodges” totaling approximately 3,700 square feet.
Each Club Cabin has beautifully appointed bedroom suites, great room with dining area and a gourmet-equipped kitchen. Additionally, each Club Cabin has a private deck and grilling area. For those who must stay in touch with the business world, each Club Cabin is equipped with high-speed Internet access, a computer and printer/fax. Garages with Member storage facilities accommodate owner belongings for long-term storage. Individually furnished with fine art and antiques, each Club Cabin is functionally equivalent to others of its same model type but an absolutely unique custom log home.
Special services to Club Cabin Members include pre-arrival grocery shopping and delivery; bellman (Ranch Hand) assistance upon arrival and with Member storage; concierge services; pre-arrival housekeeping; full maintenance and repairs; charging privileges for activities, dining and Mercantile purchases; access to in-cabin catering for special occasions and entertaining; and much, much more.
Members of The Club at Hidden Meadow Ranch enjoy access to the Ranch House for dining as well as many Ranch activities, including horseback riding, fishing, canoeing, snowshoeing, horse-drawn carriage and sleigh rides, mountain biking, wildlife viewing, archery, just relaxing in a hammock or heading to Sunrise Park Ski Area, a short 25-minute drive. Costs for activities are provided in the Member Directory and are at Club pricing levels.
Each Member receives an undivided, 1/6th deeded interest in one of the Club's private Club Cabins. Title is evidenced by a fee simple warranty deed to a specific Club Cabin, which is recorded and guaranteed by a title insurance policy. Club Cabin Members also have a common interest in all Club Cabin furnishings and all Common Areas, including the spring-fed trout pond and the 50-acre meadow preserve at the heart of Hidden Meadow Ranch.
A total of six (6) Club Cabin Memberships will be sold in each Club Cabin.
No. Timesharing typically provides ownership of a specific week or number of weeks and lodging may be limited to a specific unit. Typically there are as many as 50 owners per unit in a timeshare development. The Hidden Meadow Ranch Club Cabin Members have access to all Club Cabins as well as all Club facilities with unlimited vacation usage in accordance with the Club’s Rules and Reservation Procedures. A Hidden Meadow Ranch Club Cabin Membership is very similar to club membership in a prestigious equity golf country club or fractional jet aircraft ownership.
Shared ownership was developed to provide homeowners with a high-quality vacation home with luxury resort-type amenities and services at a fraction of the cost of a traditional whole-ownership vacation home, which often sits unused. This concept also makes it possible for homeowners to fully enjoy their vacations without the customary housekeeping and maintenance hassles of vacation home ownership. By allowing Club Cabin Members to use all of the Club Cabins of their Club Cabin category, the Club is able to maximize the flexibility of usage by Club Cabin Members. The Club is also designed to provide more convenience, services and amenities than would be provided by an equally high-end residential or condominium development.
Yes. There are several other similar, very successful Clubs, including The Roaring Fork Club and Timbers Club near Aspen, Colorado; The Austria Haus Club & Hotel in Vail, Colorado; The Deer Valley Club at Deer Valley Resort in Park City, Utah; and The Phillips Club in New York City.
Club Cabin Members may use their Club Cabin type as often as they wish, in accordance with the Club's Rules and Reservation Procedures. Each Club Cabin Member may reserve up to four (4) weeks of Planned Vacations, which include two (2) weeks each in the Summer and Winter seasons. After all Planned Vacations are reserved in each respective season, Club Cabin Members may then reserve additional visits during those seasons on a Space Available basis. In addition to Planned Vacations and Space Available Vacations, Club Members may also make reservations on Short Notice. There is no arbitrary limit to the amount of Member usage. If some Club Cabin Members use the Club less often, other Club Cabin Members will be able to use it more. The Rules and Reservation Procedures provide a detailed explanation of Member use privileges.
Club Cabin Members will most often stay in their own Club Cabin, always on Planned Vacations. At times, Members will have access to another Club Cabin. Club Cabin Members may request a specific Club Cabin, and this request will be granted whenever possible. Not always staying in the same cabin allows added flexibility for Club Cabin Members to use the Club to vacation at the Ranch when they would like. No matter which Club Cabin you stay in, your belongings will be there when you arrive, so you will feel at home at the Ranch.
The Rules and Reservation Procedures have been designed to equitably allocate peak period reservations when demand may exceed supply. A rotating priority system ensures that all Club Cabin Members will have equal access to peak period Club Cabin reservations over the years. The Rules and Reservations Procedures provides a detailed explanation of Member use privileges.
Spouses, children and parents have Club Cabin Membership privileges.
Club Cabin Members may bring Accompanied Guests within the Sleeping Capacity of the Club Cabin at any time. Club Cabin Members' Accompanied Guests have the same access to the amenities of the Club as the Member, subject to any limitations imposed by the Board of Directors of the Club. Club Cabin Members may invite Unaccompanied Guests to use their reserved Club Cabin during any confirmed Planned Vacation period or first-booked Space Available Vacation without a guest fee. Unaccompanied Guests may not occupy Club Cabins without the Member during a Short Notice Vacation and may not occupy any other Club Cabin besides their sponsor's.
In order to maximize Club Cabin Members’ access, Club Cabin Members may not rent any of their reserved vacations. The Club Cabins at Hidden Meadow Ranch are private Member-only Club Cabins and allowing Club Cabin Members to rent their time would reduce the availability for other Club Cabin Members to enjoy the Ranch.
Yes. Club Cabin Membership Assessments pay for the ownership costs, professional management and operation of Club Cabins, facilities, services and amenities. Assessed annually and paid on a monthly basis, these fees include funds for staff salaries, supplies, maintenance, insurance, trash removal, legal/accounting, and also include utilities, insurance, property taxes, and replacement/refurbishing reserves for Club Cabins and Common Areas. Assessments may vary depending on the Club Cabin type owned but remember that these assessments are a fraction of the cost of owning a cabin by yourself!And it's all done with one check per month.
No. Club Cabin Members never pay a lodging fee for their vacations.
Yes. In order to fairly allocate the variable cost of housekeeping, given that some Members may vacation at the Club more often than others, Members pay a nominal housekeeping fee for each visit. Housekeeping fees cover the complete Club Cabin cleaning upon departure. As added options, Club Cabin Members and guests may request light daily housekeeping as well as full daily housekeeping at an additional charge.
In order to avoid Club Members having to carry and distribute cash tips throughout their vacation, a 20% base gratuity is simply added to the Member’s fee-based services enjoyed during the Member’s stay, including food and beverage, housekeeping, equestrian and other fee-based activities.
Yes. Each Club Cabin Membership can only have one “Designated Club Cabin Member” to have Member privileges. However, ownership may be shared between two individuals or families. Partnerships, corporations and trusts may also own Club Cabin Memberships, each having a maximum of one “Designated Club Cabin Member” per Club Cabin Membership. Others within the organization would be treated as guests of Club Cabin Members. Use does not increase with additional owners. The “Designated Club Cabin Member” may be changed from year to year in accordance with the Rules and Reservation Procedures in effect from time to time. Association voting privileges and specific reservations requests must rest with one individual each year, however.
After the initial development period, the Club Cabin Members will establish their own Assessments through a Member-elected Board of Directors who approve an annual budget prepared by the entity that provides management and services.
Yes. Like any other form of real estate, a Member's deeded interest may be sold or transferred by the Member, sold by a licensed real estate agent through a Multiple Listing Service, or sold by the licensed on-site sales team.
If a Club Cabin is completed and shares are available, you may begin using your Club Cabin home right away, based on the Rules & Reservations procedures. If a completed Club Cabin is not available, please know that each Club Cabin requires approximately 12 months to construct. During construction of their Club Cabin, prior to closing on the purchase of their ownership, Members enjoy a special Club Member’s rate for use of any available Lodge Cabins at Hidden Meadow Ranch so they can enjoy and monitor the construction progress while experiencing the full range of Ranch activities and service.
